GUARANTEE OF RENT WITHOUT A BANK DEPOSIT
Renting premises generally means depositing a certain number of mensualities on a bank account guaranteed for the lessor. The deposit or guarantee of rent, offers a solution to lessees who do not wish to block such an amount during years, or certain may not be able to avail such a sum. The deposit responds to legal rights in connection with leases (art. 257e, CO), the Swiss French frame-contract regarding leases and the frame lease agreements of the canton of Vaud.
With this rental deposit you freely dispose of your economies instead of blocking them on an account during the entire durantion of the lease.
An annual premium and profiting from your savings.
The annual premium is computed on a percentage of the amount of required guarantee (4% tariff 2017)
Example :
Monthly rent CHF 2’000
Required deposit by the lessor, 3 months, accordingly CHF 6’000
Annual premium CHF 240.-!
Dès lors vous disposez librement de votre argent puisque aucun dépôt ne serait à faire à la banque.
MÊMES SURETÉS QU’UN DÉPÔT BANCAIRE
CONVERSION DU DÉPÔT BANCAIRE POSSIBLE.
Si vous avez un compte de dépôt bancaire, vous pouvez en tout temps, avec l’accord de votre bailleur, obtenir un cautionnement de loyer. Votre dépôt bancaire vous sera alors restitué par le bailleur.
AUSSI UN INTÉRÊT POUR VOTRE BAILLEURS.
Ce cautionnement de loyer offre à votre bailleur les mêmes garanties qu’une solution traditionnelle du dépôt bancaire.
EN CAS DE PROBLÈME…
Tel que des arriérés de loyer, mais aussi lors de dommages causés à la location, la compagnie couvrant le cautionnement, procède au paiement sans délai.
